We Assist You in Preparing Your Property For Sale By:

  • Discussing selling points and possible improvements to enhance the value of your home.
  • Explaining your showing options and process.

Once we have a signed contract for sale we go to work:

  • Immediately input in the Multiple Listing Service.
  • Set up a broker's open house and set up and Open House Schedule.
  • List on NH-HomeSearch.com (within 24 hours) and all major real estate web sites.
  • Set up a FOR SALE sign on property with custom rider messages.
  • Order "just listed" for sale cards – We mail those to the entire neighborhood.
  • Add your property to the advertising schedule. This includes the Union Leader, Real Estate Book and Homes and Land and other bulletins as needed.

How We Attract Buyers To Your Property By:

  • Providing a detailed listing sheet to prospective buyers and agents, this includes taking multiple pictures and measuring room sizes etc.
  • Ensuring maximum exposure through our Web Sites and multiple listing services.
  • Placing a for sale sign on your property, with a rider point them to our website for more information.
  • Arranging for previewing by Re/Max Synergy and cooperating brokers as requested.
  • Exposing your property through our comprehensive marketing and advertising program

The Showing and Feedback Process:

  • All appointments are tracked in our showing database. When the appointment is set the agent’s email is taken. With in hours they receive an automated email with a questionnaire about the property. This is more effective them leaving a message or sending a fax.
  • Once a week you will receive a report with all the activity, feedback and advertising pertaining to your property.

Presenting Offers:

  • As soon as a contract is received we will call you to set up a time to discuss the offer.
  • We will discuss strategy, pro’s and con’s and possible counter offer ideas and any contingencies that may be present.
  • In some instances there may be multiple offers. In that case we will discuss how to make them work off each other to ensure the best possible offer.

How We Facilitate the Closing:

  • Communicate with the buyers closing company to iron out any issues.
  • Following up on buyer financing and communicate with their loan officer to ensure a smooth transaction.
  • Confirming the closing date and time with all parties.
  • Review with the client the Settlement Statement an ensure they will be receiving the amount of money we originally discussed.
  • Arrange transportation if needed.
  • Retain a file on the entire transaction
